Mini Storage Size Guide: How Many Square Feet Do You Need?

The number on a mini-storage ad — say "16 sq ft" — is only floor area. It tells you nothing about ceiling height, columns, the lift on the way in, or whether the unit is actually a half-height locker. Two units with the same square footage can hold very different amounts of stuff. The good news: Hong Kong operators all work in a small set of standard sizes, and once you know what each one really fits, sizing stops being guesswork.

The standard unit sizes HK operators actually sell

Most operators build units on a 4-ft-deep grid. Storefriendly publishes the cleanest version in its FAQ: units run 4 ft deep and come in widths of 2 to 10 ft — that's 8, 12, 16, 20, 24, 28, 32 and 40 sq ft — plus 50 and 100 sq ft. Worked examples: what fits in what

The most reliable way to size a unit is box-counting, and the operators have already done the maths for you. StorHub's size estimator is the clearest public example: its "medium" box is the standard 42 × 47 × 42 cm moving box, and StorHub says an XS unit (under 16 sq ft) fits about 10 of them, a 17-25 sq ft 'S' fits about 20, a 26-50 sq ft 'M' fits about 50, and a 51-100 sq ft 'L' fits about 100 plus furniture. The building decides what fits, not just the unit

Hong Kong mini-storage mostly sits in converted industrial buildings, and three building features stop people more often than the monthly rent: the lift, the corridor and the floor. Start with the lift. A typical flatted-factory goods lift handles 1-3 tonnes, so weight is rarely the problem — the door opening is. Door widths vary a lot between buildings, so ask the branch for the exact lift-door width and whether there's a tight turn at the lift lobby. Apple Storage, for example, builds its branches with 2.4 m-wide corridors, but older buildings can be tighter. Measure your largest item (a 6-ft wardrobe, a sofa) and confirm it clears the unit door, the corridor and the lift before you sign. Second, the unit itself. Units are cut out of a bigger floor, so the building's columns often end up inside your space — a 40 sq ft unit with a column and a pipe run is a different proposition from a clean 40 sq ft box. Ask whether the unit is column-free and rectangular. Third, ceiling height: in many older flatted factories ceilings run around 3-4 m, which lets you stack boxes 5-6 high on a sturdy rack; newer converted buildings are often lower. That tall ceiling is exactly why a well-packed 16 sq ft unit can hold more than a sloppy 25 sq ft one.

And the floor. The Buildings Department's Code of Practice for Dead and Imposed Loads 2011 (2021 edition) sets the design loads: factory floors are designed for about 5 kPa for light loads and 7.5 kPa for medium, while general storage (including warehouses) is assessed at 2.5 kPa per metre of storage height. One kPa works out to about 102 kg per square metre, so a 5 kPa floor carries roughly 510 kg/m² — a unit packed floor-to-ceiling with boxes sits well within that. The same code requires every storey of an industrial building or warehouse to display a permanent notice stating the floor's designed load in kg/m² (設計分布外加荷載) near the staircase. Read it before you fill a unit with heavy cartons or a pallet rack.

How operators quote size — and the fees that ride along

Quoted size is floor area, in square feet, and that's usually the whole quote — shape and height are up to you to check. But the size logic differs by product. U SPACE's self-storage line sells 6, 8 and 12 sq ft units (check its current “from” rate — it has run no-deposit and first-entry-free promos) with a 400 kg weight limit per unit. Door-to-door operators — U SPACE and Apple Storage both advertise from $45 per sq ft per month — bill by the floor area your furniture occupies and collect the boxes at your door, so your "unit" is virtual and there's no lift or corridor to worry about. Measure before you compare

1. List the items that can't be compressed or dismantled — sofas, mattresses, wardrobes, bikes. These set your minimum unit size and your lift check.
2. Record length × width × height, including protective wrapping. A mattress plus shrink-wrap is bigger than the mattress.
3. Group stackable boxes by identical footprint and a safe stack height — 3-5 boxes is typical; never higher than the unit's rack limit.
4. Add a walkway (about 60-90 cm) if anything must stay reachable during the rental.
5. Check the unit door, corridor and lift against the largest item — and get the numbers in writing.
6. Book a site visit. Photos lie; a 20 sq ft unit looks very different in person.

The packing multiplier

The same 40 sq ft unit holds twice as much when the packing is right: matching box footprints, heavy boxes at the bottom, fragile on top, everything off the floor on pallets or shelves.
