The "from HK$310" on a mini-storage ad is almost never what you'll actually pay. For a small unit, published monthly prices in 2026 start around HK$310 in Kwai Chung and run past HK$1,160 in Sai Wan or Tai Koo — and the same small unit in the same district can vary by nearly double between operators. The number that hits your wallet is the all-in price: rent, admin fee, insurance, deposit terms and how the promotion actually works. Fees, deposits and insurance
- Admin fee: RedBox charges a one-time HK$100 admin fee. The Consumer Council found one operator charging HK$75 just to register, so this is not unusual.
- Access card: the Council found 9 operators charging HK$30–$60 for a smart access card. Storefriendly includes its card and unit key in the rent — no per-visit charge during open hours.
- Padlock: RedBox wants you to bring your own 40mm padlock (locks bigger than 50mm don't fit). The Council found one operator charging HK$30 for a lock.
- Insurance: RedBox's SAFE plan starts at HK$28/month. The Council found only 4 of 18 self-service operators included insurance in the monthly fee.
- Deposit: one to two months of regular rent is the norm (Consumer Council). RedBox asks one month's rent, but waives it entirely if you set up credit card autopay.
- Notice: minimum term is usually one month. RedBox wants 30 days' notice to leave, Storefriendly just 14 days.

Same district, three operators, nearly a two-times gap. Take RedBox Kwai Chung on a plain monthly plan: 6 months at HK$570 plus HK$100 admin and 6 × HK$28 insurance works out to about HK$3,688 — roughly HK$615 a month effective, with a HK$570 deposit on top (or HK$0 if you autopay). Run the 50%-off promo and that drops to around HK$307 a month effective. 24 STORAGE's prepay 6 + 2 free deal lands near HK$310 a month, and Storefriendly sits at HK$592 before its own promotions — which is exactly the Consumer Council's point: same district, different headline prices, totally different totals. For door-to-door boxes instead, the Council measured HK$39–HK$49 per standard box per month, and its 1-year, 5-box example totalled HK$2,740–HK$3,810. What the Consumer Council found
- The Council contacted 84 storage operators in late 2019; only 21 replied (a 25% response rate), plus 2 added from their websites, making 23 surveyed.
- Regular rent for a 12 sq ft unit ranged HK$480–HK$1,709 a month — more than a 2.5-times gap. A 16 sq ft unit ranged HK$696–HK$3,038.
- Even within one district, prices diverge: in Chai Wan, a 16 sq ft unit cost HK$984 at the cheapest operator and HK$2,048 at the dearest.
- 17 of 18 self-service operators offered prepayment discounts from 5折 to 95折 — i.e. up to 50% off for longer terms — but a discount during the prepaid period is not a locked-in rate.
- Only 4 of 18 self-service operators' fees included insurance cover, with typical limits around HK$1,000 per item and HK$10,000 per customer.

Is a refundable deposit part of total cost?
It affects the cash you need upfront, but it's not a permanent cost if fully refundable — so DealSifu shows it separately. RedBox asks one month's rent and waives it if you set up autopay; the Consumer Council found 1–2 months is the general norm.

Do I really need to pay for insurance?

Branch rent tracks the local industrial property market. In Storefriendly's 2026 price list, an 8 sq ft unit is HK$525 in Tuen Mun but HK$1,160 in Sai Wan — about HK$66 vs HK$145 per sq ft. Bigger units also cost less per sq ft, which is why the same operator quotes different totals at different branches.
What happens if I leave before my prepaid term ends?
Generally you lose the unused prepaid months. The Consumer Council found most operators wouldn't refund on early exit — only 1 of 23 surveyed would pro-rate a refund — and one operator would raise your rate mid-contract and bill you the difference. Always read the prepayment clause before signing.
